Sample have supposedly already hired an Architect and he has drawn plans
and specifications for them and sent a copy of those plans to ADC
Development Corp. In turn, over the course of about three to four weeks,
ADC would assemble a price for the project based on those plans and
specifications. ADC would then submit this price and call it A Price
Proposal for the Sample Residence.
The price proposal is first qualified in writing, and then is broken
into sixteen standardized divisions, and then individual items are
broken out within those divisions. This format is used throughout the
duration of the project on billings, accounting information, and all
correspondence, so that all the original information is constant
throughout the project.
As a special service unique to ADC, we also assemble a Critical Path
Method (CPM) Gantt Chart Construction Schedule that helps determine the
length of the project and which also determines some of the costs of the
project.
We also develop a cash flow projection from that schedule, which helps
John and Susan Sample determine their needs for financial planning. ADC
also has some standing relationships with several financial institutions
to help develop that financing, and is well versed in the needs of the
loaners.
Most contractors will not provide this type of information to their
potential clients for fear of getting themselves in trouble. Here at
ADC we have complete confidence in our abilities to properly estimate
and develop a project.
The Samples are building a project worth approximately One Million
Dollars lasting about a year. Every project is a little different, but
each potential client will receive the same amount of information and
respect. Hopefully this will help to explain the contents of this
package.
